Janitorial and commercial cleaning leads in Philadelphia, PA

Yes. LeadWharf finds Philadelphia offices, hospitals, labs, schools and warehouses that want a regular cleaning company, confirms they want it at the frequency you set, and sends you the contact who signs. No other cleaner gets the lead.

Philadelphia's commercial property splits between a compact downtown and a ring of suburban office parks in Montgomery, Delaware, Bucks and Chester counties, plus South Jersey across the river. Eds and meds (universities and hospitals) are the backbone of the city economy, and they generate a steady stream of offices, clinics and labs that need regular cleaning.

The local market

Where the cleaning contracts are in Philadelphia

Center City, especially Market Street West around City Hall and the Comcast towers, holds most of the city's high-rise office space, with law firms, insurers and financial companies. Old City and the Independence Mall area add smaller offices and tourist traffic.

University City, west of the Schuylkill River, is home to the University of Pennsylvania, Drexel, Penn Medicine and Children's Hospital of Philadelphia, and has become a center for cell and gene therapy labs. Temple University and its health system in North Philadelphia, and Jefferson in Center City, add more. The Navy Yard in South Philadelphia has turned into an office and industrial campus.

The suburbs carry a large share of the metro's office parks. King of Prussia, Conshohocken, Plymouth Meeting, Fort Washington and Radnor along the Main Line hold corporate and pharmaceutical offices. Warehouses cluster near Philadelphia International Airport, in Bucks County and along the I-95 and I-295 corridors on both sides of the river. For a cleaning company, the city and the suburbs are close to two different businesses: dense, older buildings with tight access downtown, and larger, newer parks with easy parking outside it.

What changes through the year

Philadelphia winters bring snow, ice and road salt from December to March, which means extra entrance and floor care in lobbies and schools. Humid summers push carpet and restroom work in older buildings, many of them rowhouse-scale offices and converted mills with small floors. Universities set a strong seasonal rhythm, with move-in cleaning in late August and summer deep cleans while students are away. Spring pollen and fall leaves both add to entryway and window cleaning.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads in the Philadelphia suburbs only?

Yes. Many companies prefer Montgomery, Delaware, Bucks or Chester counties. The city itself can be left off the map entirely if that suits your crews.

Do you cover South Jersey, such as Cherry Hill and Camden?

Yes. If your crews work across the river, New Jersey towns can be part of your Philadelphia territory. A Cherry Hill lead is judged by the same area, frequency and decision-maker checks as one on Walnut Street.

Can I target labs and medical buildings in University City?

Yes. Tell us the lab or medical work you do and the standards you follow. We find the lab operations or facilities manager who decides on the cleaning.
