Janitorial and commercial cleaning leads in Illinois
Yes. LeadWharf sources exclusive janitorial and commercial cleaning leads across Illinois, from Chicago and the collar counties to Rockford, Peoria, Bloomington-Normal, Champaign-Urbana, Springfield and the Metro East. Every lead is inside your area, asks for recurring cleaning, and comes with the name and direct line of the person who signs.
Illinois is really Chicagoland plus a string of mid-sized downstate cities. In the Chicago area, territories are usually drawn by corridor: the Loop and River North, the I-90 and I-290 office parks in Schaumburg and Oak Brook, or the I-55 and I-80 warehouse belt. Downstate, a territory is more often a whole city and the towns around it.
The local market
Where the cleaning contracts are in Illinois
Chicago's Loop, River North, the West Loop and Fulton Market hold one of the country's largest concentrations of office space, alongside major hospitals such as Northwestern Memorial and Rush, and universities including the University of Chicago, Northwestern and UIC. The O'Hare and Rosemont area mixes hotels, convention space and airline offices. In the suburbs, Schaumburg and the Woodfield area, Oak Brook, Naperville's I-88 research corridor and the North Shore along I-94 hold large office parks and corporate campuses.
Will County is a major inland logistics market, with intermodal rail yards in Elwood and Joliet and miles of distribution centers along I-55 and I-80. Those buildings need large-scale floor care, restroom and office cleaning. Downstate, Springfield has state government, Champaign-Urbana has the University of Illinois, Bloomington-Normal has State Farm's headquarters and Rivian's plant, and the Quad Cities has Deere & Company and the Rock Island Arsenal. Peoria is a medical center anchored by OSF HealthCare, and Scott Air Force Base sits in the Metro East near St. Louis.
Illinois had 2,520 janitorial services establishments in 2023, and BLS counted 97,850 janitors and cleaners in May 2023, the fifth highest of any state. The Chicago-Naperville-Elgin metro, which reaches into Indiana and Wisconsin, counted 72,950 on its own.
What changes through the year
Chicago winters bring heavy snow, lake-effect bursts and a lot of road salt, and salt residue on lobby floors is one of the biggest line items in winter cleaning from December to March. Spring thaw brings mud. Convention season at McCormick Place fills downtown hotels and restaurants, and summer festivals such as Lollapalooza add short, intense bursts of demand. Downstate, the fall harvest keeps grain and ag-related sites busy.

The standard
Three checks. Every entry.
This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.
It is in your area
The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.
RequiredThey want regular work
They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.
RequiredYou get the person who signs
A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.
RequiredQuestions
Questions, answered.
Still not sure? Write to hello@leadwharf.com and a real person will get back to you.
Can I get leads in DuPage County only?
Yes. DuPage, or part of it such as Naperville, Oak Brook and Downers Grove, can be your territory. Leads outside that line never reach you.
Do you find leads for warehouses along I-80 and I-55?
Yes. We can aim outreach at distribution centers and logistics offices in Joliet, Romeoville, Bolingbrook and Elwood. The contact is the facility or operations manager who picks the vendor.
Do you cover downstate Illinois cities like Peoria and Springfield?
Yes. Peoria, Springfield, Champaign-Urbana, Bloomington-Normal and Rockford are all open to build a territory in. We look at the building stock with you before you start.

What happens on the 30-minute call
You tell us your area, the buildings you want, and the smallest job worth sending a crew to.
We tell you if your area is still open, and what each lead will cost you.
If there isn't enough work near you to make it worth it, we tell you that too.
No hard sell. Nothing to sign on the call.
