Janitorial and commercial cleaning leads in New York

Yes. LeadWharf finds New York buildings that want a new commercial cleaner on a regular schedule, confirms the contact can sign, and sends each lead to one company only. That covers New York City and its suburbs as well as the upstate metros from Albany to Buffalo.

New York State is two cleaning markets. Downstate, New York City, Long Island and Westchester hold a staggering amount of office, medical and retail space, and buyers can choose from thousands of vendors. Upstate, Albany, Syracuse, Rochester and Buffalo are compact metros where hospitals, universities and state government drive demand. We work either one. For the city itself, see our page on New York City; this page is about the rest of the state as well.

The local market

Where the cleaning contracts are in New York

Downstate outside Manhattan, the suburbs carry their own weight. Long Island has office parks along the Route 110 corridor in Melville, medical buildings tied to Northwell Health and Stony Brook, and retail along Hempstead Turnpike and Sunrise Highway. Westchester has corporate offices in White Plains, Purchase and Tarrytown, plus hospitals and private schools. The Hudson Valley adds warehouses along I-84 and I-87, and West Point sits on the river. Suburban property managers and office managers are usually easier to reach than their Manhattan counterparts.

The Capital Region runs on state government. Albany's Empire State Plaza and state agency offices, along with Albany Medical Center and several colleges, create steady demand. North of the city, GlobalFoundries operates a chip fab in Malta, which supports suppliers and contractors in Saratoga County. Further north, Fort Drum near Watertown is home to the Army's 10th Mountain Division and a ring of contractors. Buyers here often favor a local company that knows the region.

Central and Western New York have hospital systems and universities at their core. Syracuse has Upstate Medical University and Syracuse University. Rochester has the University of Rochester Medical Center, RIT and a long manufacturing history. Buffalo has the Buffalo Niagara Medical Campus downtown, the University at Buffalo and a waterfront that has added offices and hotels. In 2023 New York State had 3,762 janitorial services establishments employing 76,457 people. In a market that crowded, an exclusive lead is worth more than a shared one.

What changes through the year

Winter hits New York hard, and nowhere harder than Buffalo, Rochester and Syracuse, where lake-effect snow can bury a city in a day. Salt and slush on floors are a constant from December to March. Downstate, nor'easters do the same on a smaller scale. Summer brings visitors to the Adirondacks, the Finger Lakes and the Hamptons, and the college calendar affects cleaning demand in every university town.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

Required
02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Miss one and it is credited · No argument, no invoice to dispute

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads only on Long Island?

Yes. You can set your area to Nassau and Suffolk, or narrow it to a few towns. Any lead outside it misses the area check and is credited.

Do you cover upstate cities like Buffalo and Rochester?

Yes. Upstate metros are separate territories, and a company based in Rochester can hold Monroe County without competing for Buffalo. We search for buildings inside the area you draw.

Can a Westchester territory include parts of Connecticut?

Yes. Your area follows how your crews drive, so Westchester can sit alongside Greenwich and Stamford. We match every lead to that map.

  1. You tell us your area, the buildings you want, and the smallest job worth sending a crew to.

  2. We tell you if your area is still open, and what each lead will cost you.

  3. If there isn't enough work near you to make it worth it, we tell you that too.

No hard sell. Nothing to sign on the call.
