Janitorial and commercial cleaning leads in Texas

Yes. LeadWharf finds exclusive janitorial and commercial cleaning leads all over Texas, from the Houston Energy Corridor and the Texas Medical Center to the office parks of Dallas and Fort Worth, San Antonio, Austin and El Paso. You pay per qualified lead, and your area is locked to you.

Texas is really several large markets that happen to share a state. Houston, Dallas and Fort Worth, San Antonio and Austin are each big enough on their own to keep a cleaning company busy for years, and most crews never leave their home metro. So a Texas territory is almost always drawn inside one metro, often down to a set of suburbs or ZIP codes. Inside that area, we find the facility managers, property managers and business owners who want recurring cleaning, confirm it, and send you the person who signs.

Where the cleaning contracts are in Texas

Houston's commercial property follows its industries. The Texas Medical Center, the largest medical complex in the world by most measures, packs hospitals, research buildings and clinics into one district south of downtown. The Energy Corridor along I-10 west holds oil and gas offices, the Port of Houston and the east side run on petrochemical plants and warehouses, and The Woodlands, Sugar Land and Katy add suburban office parks and medical buildings.

In North Texas, Dallas and Fort Worth have spread into one enormous metro. Corporate relocations have filled Plano's Legacy West, Frisco, Las Colinas in Irving and Uptown Dallas with office campuses, while AllianceTexas north of Fort Worth and the Inland Port south of Dallas are major logistics hubs. DFW Airport sits in the middle with its own cluster of hotels and offices. San Antonio has Joint Base San Antonio, a large medical center on the northwest side and a tourism trade around the River Walk. Austin combines the State Capitol, the University of Texas and tech campuses in north Austin and around the Domain.

Beyond the big four, El Paso has Fort Bliss and cross-border manufacturing, the Rio Grande Valley around McAllen and Brownsville has grown quickly, and Midland and Odessa rise and fall with the Permian Basin. With that much ground, the key choice is where your crews can realistically drive each night.

What changes through the year

Summer heat is the constant: long, humid months on the Gulf Coast and dry heat in the west put pressure on restrooms, breakrooms and HVAC returns. Hurricane season from June to November can bring flooding and water damage to Houston, Beaumont and Corpus Christi. Central Texas has a winter allergy season from mountain cedar pollen, and the February 2021 freeze showed how burst pipes can turn a cold snap into weeks of cleanup. Spring storms bring hail across North Texas.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads just for my side of Dallas and Fort Worth?

Yes. DFW is too big for most crews to cover whole, so we often draw a territory around Collin and Denton counties, Tarrant County, or a group of suburbs. Once agreed, that area is yours alone.

Do you find leads in the Texas Medical Center?

We reach practice managers, clinic directors and office managers in and around the Medical Center who buy cleaning for their own space. Tell us your experience with medical standards, and we target the buildings that fit.

Can I cover the Rio Grande Valley or El Paso?

Yes. Both are treated as their own territories because of the distance from other metros. We look at the offices, clinics, schools and industrial buildings you want, and set the area around McAllen, Harlingen, Brownsville or El Paso as you choose.

What happens on the 30-minute call

  1. You tell us your area, the buildings you want, and the smallest job worth sending a crew to.

  2. We tell you if your area is still open, and what each lead will cost you.

  3. If there isn't enough work near you to make it worth it, we tell you that too.

No hard sell. Nothing to sign on the call.
