Janitorial and commercial cleaning leads in New Mexico
Yes. LeadWharf finds New Mexico offices, clinics, labs and government contractors that want a commercial cleaner on a regular schedule, and sends each lead to one company only. Albuquerque, Santa Fe, Las Cruces and the oil towns of the southeast are the main markets.
New Mexico's economy leans heavily on federal science and defense. Sandia National Laboratories and Kirtland Air Force Base sit side by side in Albuquerque, Los Alamos National Laboratory is in the mountains north of Santa Fe, and White Sands Missile Range stretches across the south. Around each one are contractors, offices and support buildings that hire cleaners. Add hospitals, universities and tourism, and the state has more steady cleaning demand than its population suggests.
The local market
Where the cleaning contracts are in New Mexico
Albuquerque holds most of the state's office and medical space. Downtown has government offices, banks and law firms, and Uptown and the Journal Center have suburban office parks. UNM Hospital and the University of New Mexico sit near the center of the city, and Presbyterian and Lovelace run hospitals and clinics across the metro. Kirtland Air Force Base and Sandia National Laboratories share a large site on the southeast side, and the defense and research contractors that serve them lease offices across town. Intel's fab in Rio Rancho adds a major industrial campus to the metro.
Santa Fe is the state capital and a tourism town. State agencies and the Roundhouse fill downtown, and hotels, galleries and restaurants around the Plaza and Canyon Road clean hard all year. Los Alamos National Laboratory, up on the Pajarito Plateau, brings labs, offices and contractor space to Los Alamos and White Rock. Buyers in both places tend to care about crews who can pass background checks and meet written procedures.
Southern and eastern New Mexico have their own draws. Las Cruces has New Mexico State University and is the nearest city to White Sands Missile Range. Alamogordo has Holloman Air Force Base, and Clovis has Cannon Air Force Base. In the southeast, Hobbs and Carlsbad sit in the New Mexico part of the Permian Basin, where oilfield service companies keep yards and offices. Farmington serves the San Juan Basin in the northwest. In 2023 New Mexico had 312 janitorial services establishments employing 3,875 people.
What changes through the year
Spring winds carry dust across much of New Mexico, and fine grit gets into lobbies, vents and window tracks from March into May. The summer monsoon from July into September brings sudden storms, mud and occasional flooding. In October, the Albuquerque International Balloon Fiesta fills hotels and restaurants. Winter ski season at Taos and Santa Fe keeps northern lodging busy, while Albuquerque sees only light snow.

The standard
Three checks. Every entry.
This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.
It is in your area
The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.
RequiredThey want regular work
They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.
RequiredYou get the person who signs
A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.
RequiredQuestions
Questions, answered.
Still not sure? Write to hello@leadwharf.com and a real person will get back to you.
Can I get leads only for Albuquerque and Rio Rancho?
Yes. You can set your area to Bernalillo and Sandoval counties or just those two cities. Leads outside that area are credited.
Do you find cleaning leads with contractors around the national labs?
Yes. Contractors near Sandia and Los Alamos lease their own offices and hire their own cleaners. We look for the office or facilities manager who signs, and you tell us whether those buildings are in your patch.
Is the Permian side of New Mexico its own territory?
It can be. Hobbs and Carlsbad are a long way from Albuquerque, so companies there usually draw an area around Lea and Eddy counties. Your territory is locked to you while you are with us.

You tell us your area, the buildings you want, and the smallest job worth sending a crew to.
We tell you if your area is still open, and what each lead will cost you.
If there isn't enough work near you to make it worth it, we tell you that too.
No hard sell. Nothing to sign on the call.
