Janitorial and commercial cleaning leads in Chicago, IL

You can. LeadWharf sends Chicago cleaning companies exclusive leads from offices, medical buildings, warehouses and schools that want recurring service, each with a named decision-maker and a direct line. Your territory might be the Loop, the North Shore, the I-88 corridor or a set of city wards.

Chicago is a city of neighborhoods and a region of suburbs, and the suburbs hold a large share of the commercial buildings. A company working out of Elk Grove Village lives a different day from one based in Bridgeport. We build your area around the expressways your crews drive, so the leads land where your routes already run.

The local market

Where the cleaning contracts are in Chicago

The Loop and the surrounding downtown submarkets (River North, the West Loop, Fulton Market and Streeterville) hold the city's corporate towers, trading floors and professional firms. Fulton Market has turned old meatpacking buildings into offices and restaurants, and those tenants often hire their own cleaners instead of sharing a building contract. Along the lakefront, Northwestern Medicine's Streeterville campus anchors a dense cluster of physician offices and clinics.

The Illinois Medical District on the Near West Side is another medical cluster, with Rush, UI Health and the county's Stroger Hospital. Universities spread across the map: the University of Chicago in Hyde Park, Loyola in Rogers Park, DePaul in Lincoln Park and UIC next to the medical district.

Beyond the city limits, the Chicago area is one of the country's biggest freight crossroads. Warehouses line I-55 toward Joliet, I-80 through Will County and the business parks around O'Hare, while office parks cluster in Schaumburg, Oak Brook, Naperville and along the I-88 tollway. Choosing between downtown density and suburban square footage is the first decision to make.

What changes through the year

Chicago winters decide how floors look. Salt and slush come in from November to March, and property managers pay attention to entrance matting, stone lobbies and carpet near the doors. Spring brings a wave of deep cleans and window work once the salt season ends. Summer festivals and conventions at McCormick Place fill hotels and restaurants downtown, and schools lean on their cleaners in August before classes return.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads in the Chicago suburbs instead of downtown?

Yes. Many Chicago area cleaning companies want DuPage, northwest Cook or Will County rather than the Loop. You draw the area by county, town or expressway, and only buildings inside it count.

Do you cover the Indiana side of the Chicago metro?

Yes. Northwest Indiana towns such as Hammond, Merrillville and Valparaiso can go inside your territory if your crews already work there. The same three checks apply to every lead.

Can I target warehouses around O'Hare and Joliet specifically?

Yes. Tell us you want distribution and light industrial buildings, the corridors you serve and your smallest worthwhile job. We look for the facility or operations manager who books the cleaning at those sites.
