Janitorial and commercial cleaning leads in Boston, MA
LeadWharf sends Boston cleaning companies exclusive janitorial leads from offices, labs, clinics and schools across Greater Boston. Every lead is inside your service area, wants regular cleaning, and comes with the person who signs the contract.
The Bureau of Labor Statistics counts more than forty thousand janitors and cleaners working in the Boston metro, one of the largest cleaning workforces in the country. That reflects the building stock: dense downtown towers, a world-class hospital district, dozens of colleges and a lab market that runs from Kendall Square out to the suburbs. There is a lot of work here, and competition for it is real.
The local market
Where the cleaning contracts are in Boston
The Financial District and Back Bay hold the city's big office towers, with asset managers, insurers, law firms and consultancies. The Seaport, largely built out in recent decades, added a new cluster of offices, hotels and the Boston Convention and Exhibition Center. Government Center holds city, state and federal offices. These buildings are often managed by large property firms, but many tenants hire their own cleaners for suites and specialty spaces.
Life sciences are the other engine. Kendall Square in Cambridge, next to MIT, is packed with biotech and pharma labs, and lab buildings have spread into Boston's Seaport, Fenway and Allston, and suburbs like Lexington, Waltham and Watertown. Lab cleaning has its own standards, and a company that can meet them has a strong niche. The Longwood Medical Area adds Brigham and Women's, Beth Israel Deaconess, Boston Children's and Dana-Farber, plus Harvard's medical schools.
Route 128 and I-495 carry the suburban office market, with tech, defense and medical device firms in Burlington, Waltham, Woburn and Marlborough. Colleges are everywhere, from Boston University and Northeastern to smaller campuses in every direction. Logan Airport and the warehouses along I-93 and I-95 round out the mix. For most companies, the right territory is a ring or corridor, not all of Greater Boston.
What changes through the year
Boston winters mean snow, slush and salt from December into March, and a single nor'easter can leave lobbies and parking garages a mess for a week. The academic calendar drives a lot of demand, especially around September move-in and the summer break, when colleges refresh dorms and offices. The Boston Marathon in April fills Back Bay and Copley, and spring cleanup follows the thaw.

The standard
Three checks. Every entry.
This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.
It is in your area
The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.
RequiredThey want regular work
They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.
RequiredYou get the person who signs
A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.
RequiredQuestions
Questions, answered.
Still not sure? Write to hello@leadwharf.com and a real person will get back to you.
Do you cover Cambridge and Somerville as well as Boston?
Yes. Cambridge, Somerville and the other inner suburbs are part of the same market, and many lab buildings sit there. Lab-heavy neighborhoods like East Cambridge and Assembly Row fit naturally into a Boston patch.
Can I get leads for lab and life sciences cleaning in Boston?
Yes. Tell us the lab standards your team works to, and we look for facilities and operations managers at labs that want a new cleaning partner.
Can my territory follow Route 128 instead of the city?
Yes. Many Boston cleaning companies run in the suburbs, from Burlington and Woburn down to Waltham and Needham. The territory follows the roads you already drive, and it stays yours alone while you work with us.
