Janitorial and commercial cleaning leads in Miami, FL

Yes. We find Miami area offices, clinics, hotels, warehouses and retail sites that want a regular cleaning company, check the need, and send you the decision-maker's name and direct line. Each lead is exclusive to one company.

South Florida is really three counties in a row: Miami-Dade, Broward and Palm Beach, stretched along I-95 for more than an hour's drive. Finance and tech firms have moved offices here in recent years, and the region's role as a gateway to Latin America keeps trade, logistics and international business strong. A territory here is often a slice of one county, not the whole coast.

The local market

Where the cleaning contracts are in Miami

Brickell and Downtown Miami hold the main office towers, with banks, law firms, investment firms and a growing number of tech companies. Coral Gables has regional offices for multinational companies focused on Latin America, and Wynwood and the Design District mix creative offices, galleries and restaurants. The Health District north of downtown includes Jackson Memorial Hospital and the University of Miami's medical school.

West of the city, Doral and the area around Miami International Airport form a large warehouse, freight forwarding and cargo district, busy with air shipments to and from Latin America. PortMiami on Dodge Island handles cruise ships and cargo. Miami Beach adds hotels, condos and restaurants that need daily cleaning.

North of Miami-Dade, Fort Lauderdale has its own downtown and a large marine industry, Boca Raton has corporate offices, and West Palm Beach has attracted financial firms. Hospital systems such as Baptist Health South Florida, Memorial and Cleveland Clinic Florida spread clinics across all three counties. Condo associations and property management firms are another large buyer here, since many buildings contract out their lobbies, gyms and common areas.

What changes through the year

Hurricane season (June to November) overlaps with the rainy season, when daily storms and high humidity keep mold, mildew and wet entryways on every property manager's list. After a storm, water and debris cleanup work comes fast. The busiest months for hotels and restaurants run from winter into spring, when snowbirds and tourists arrive, and Art Basel in December fills Miami Beach and Wynwood for a week.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads in Broward or Palm Beach instead of Miami-Dade?

Yes. Many companies focus on one county. Fort Lauderdale, Boca Raton or West Palm Beach can each be your territory, and leads outside it are credited.

Do you find leads in the Doral warehouse district?

Yes. Logistics and freight companies around Doral and the airport hire cleaners for offices and warehouse floors. We find the manager who decides on the contract.

Can I target Brickell office towers?

Yes. Tell us you want office tenants in Brickell and Downtown, your smallest worthwhile job and the frequency you sell. Each lead has to fit that brief.
