Janitorial and commercial cleaning leads in Phoenix, AZ

Yes. LeadWharf finds Phoenix area offices, clinics, plants and warehouses that want a regular cleaning company, checks they want it at your frequency, and sends you the person who can sign. No other company sees that lead.

The Valley of the Sun is one big grid of cities (Phoenix, Mesa, Chandler, Scottsdale, Tempe, Glendale, Gilbert) with commercial space spread across all of them. Semiconductor plants, logistics centers and new medical campuses have been going up fast, especially in the East and West Valleys. Most cleaning companies here pick one side of the Valley and grow there.

The local market

Where the cleaning contracts are in Phoenix

Downtown Phoenix has city, county and state government offices, the Phoenix Biomedical Campus and ASU's downtown buildings. North of it, the Central Avenue corridor and the Camelback Corridor hold much of the city's traditional office space, with law firms, banks and insurers. Tempe, around Arizona State University and Tempe Town Lake, is a major office center in its own right.

The East Valley is where the chip industry grew. Intel's Ocotillo campus in Chandler and the Price Road Corridor lead a cluster of fabs and suppliers, while TSMC is building a large plant in north Phoenix. Scottsdale's Airpark and Shea Corridor are packed with corporate and medical offices, and Mayo Clinic has a large campus there and in north Phoenix.

The West Valley, through Goodyear, Tolleson, Glendale and Buckeye along I-10, has become a major warehouse and distribution area. Sky Harbor Airport sits in the middle of it all, surrounded by hotels, offices and air cargo. Banner Health and HonorHealth add hospitals and clinics throughout.

What changes through the year

Monsoon season, officially June 15 to September 30, brings haboobs: walls of dust that roll across the Valley and leave grit on every floor, window and air filter. Summer highs well above 100 degrees keep HVAC systems and entrances under strain. Winter is the busy season for resorts, golf and snowbird traffic, and spring training in March fills hotels and restaurants. Schools start in late July or early August, earlier than much of the country.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Miss one and it is credited · No argument, no invoice to dispute

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads only in the East Valley?

Yes. Mesa, Chandler, Gilbert, Tempe and Scottsdale make a common Phoenix territory. You draw the lines and leads outside them are credited.

Do you find leads at semiconductor plants and their suppliers?

Yes. Chip plants and supplier sites in Chandler and north Phoenix are part of this market. Tell us the cleanroom or industrial work you do and each lead must match it.

Can I get post-monsoon cleanup work as well as regular contracts?

Yes. You set the job types you want, and dust and storm cleanup can sit alongside recurring contracts. Leads for regular work still need to confirm they want the frequency you set.

What happens on the 30-minute call

  1. You tell us your area, the buildings you want, and the smallest job worth sending a crew to.

  2. We tell you if your area is still open, and what each lead will cost you.

  3. If there isn't enough work near you to make it worth it, we tell you that too.

No hard sell. Nothing to sign on the call.
