Janitorial and commercial cleaning leads in Vancouver, BC

Yes. LeadWharf sends exclusive commercial cleaning and janitorial leads in Vancouver. You choose the area, whether that is the downtown peninsula, the Broadway corridor or the industrial lands along False Creek Flats and the waterfront, and we deliver the property manager, office manager or owner who wants regular cleaning.

Vancouver packs a lot of commercial space into a small city. The downtown peninsula holds the office towers, hotels and convention center; Yaletown and Gastown add tech offices and restaurants; and the Broadway corridor is the city's second office district and its main medical area around Vancouver General Hospital. Industrial land is scarce and valuable, so the buildings that are there, along the port and False Creek Flats, are intensively used. Much of the metro's warehousing sits in Richmond, Burnaby, Delta and Surrey.

Where the cleaning contracts are in Vancouver

The 2021 Census counted 662,248 people in the City of Vancouver and 2,642,825 in the Vancouver metro area. Statistics Canada's December 2025 business register lists 37,194 business locations with employees in the city itself and 2,579 services-to-buildings locations with employees across the metro, a category that includes janitorial, window, carpet, pest control and landscaping firms.

Property managers are an unusually important buyer here. A large share of Vancouver's commercial and mixed-use space is held by firms that run portfolios of office buildings, retail podiums and strata properties, and a single relationship can lead to several contracts. Health care is another large group, from Vancouver General and St. Paul's to the medical office buildings along Broadway and in Kerrisdale. The University of British Columbia on Point Grey, film and television studios, and the many hotels and restaurants downtown round out the mix.

For a cleaning company, Vancouver traffic and bridges make a tight territory worth more than a wide one. You can hold the whole city or a part of it, and add Burnaby or Richmond if your crews reach them. Your area is locked to you while you are with us.

What changes through the year

Vancouver rarely deals with much snow, but it has a long wet season from October to April. Rain and grit come in on every shoe, so entrance mats, hard floor care and carpet cleaning are in demand all winter, and moss and grime on walkways keep pressure washing busy. Summer brings cruise ship season and tourists downtown, lifting hotel and restaurant cleaning, and UBC and the colleges start their year in September.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads for downtown Vancouver only?

Yes. Your area can be the downtown peninsula, a few neighborhoods, or the whole city. Every lead must fall inside it.

Do you reach property management firms with many buildings?

Yes. We can aim your campaign at the property managers who hire cleaners for office, retail and strata portfolios, where one relationship can mean several buildings.

Can I add Burnaby, Richmond or North Vancouver?

Yes. If your crews service them, neighboring cities can be added to your area and locked to you as well.
