Janitorial and commercial cleaning leads in Oregon

LeadWharf sends exclusive janitorial and commercial cleaning leads to companies across Oregon, with most of the volume in the Portland metro and the Willamette Valley. Every lead is checked for location, recurring need and a decision-maker, and you pay per lead that passes.

Oregon's commercial buildings follow the I-5 corridor. Portland and its western suburbs hold the bulk of the offices, tech campuses and hospitals, then Salem, Albany, Corvallis and Eugene line up to the south, with Bend and Medford as separate markets over the mountains and down the valley. We draw your territory around the part of that map your crews already work, lock it to you, and find the people inside it who sign for cleaning and want a regular schedule.

Where the cleaning contracts are in Oregon

Portland proper mixes downtown office towers, the Pearl District, the Lloyd District on the east side and a large medical footprint: OHSU on Marquam Hill and the South Waterfront, plus Providence, Legacy and Kaiser Permanente hospitals and clinics spread through the metro. Downtown towers are mostly run by property management firms that look after several buildings at once, so one good relationship there can turn into more than one account.

West of the city, Washington County is the Silicon Forest. Intel's Hillsboro campuses, Nike's world headquarters in Beaverton and a long list of suppliers and tech firms run offices, labs and manufacturing sites that need scheduled cleaning, some of it to cleanroom or controlled standards. Tualatin, Wilsonville and the Kenton and Rivergate industrial areas in north Portland add warehouses and distribution buildings.

Salem brings state government offices and the Capitol Mall. Eugene and Corvallis are university towns built around the University of Oregon and Oregon State, with clinics, labs and student housing around them. Bend has grown quickly, with new medical offices, breweries, hotels and retail on the east side. For a cleaning company, Oregon territories usually work best drawn along I-5 or around a single city, because mountain passes make long cross-state routes impractical.

What changes through the year

West of the Cascades, the wet season runs roughly from October to May, and months of rain mean wet floors, mud and gravel carried in at every entrance. Walk-off mats, carpet extraction and hard floor care become regular line items. Late summer can bring wildfire smoke, which clogs HVAC filters and leaves a fine film on surfaces. In Bend and the mountain resorts, winter sports keep hotels and rentals busy while the valley slows down.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Miss one and it is credited · No argument, no invoice to dispute

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can my territory cover Portland and Vancouver, Washington?

Yes. Your area can cross the Columbia River if your crews already work both sides. Every lead still has to be inside the boundary you drew, or it is credited.

Do you find cleaning leads in Bend and Central Oregon?

Yes. Bend, Redmond and the surrounding area are treated as their own territory, since the drive over the Cascades makes it a separate route from the valley. We target the medical offices, hotels, schools and commercial buildings you want there.

Can you target tech and manufacturing sites in Hillsboro?

Yes. Tell us which buildings and standards your crews can handle, and we look for facility and operations managers at offices, labs and plants in Washington County who want recurring service.

What happens on the 30-minute call

  1. You tell us your area, the buildings you want, and the smallest job worth sending a crew to.

  2. We tell you if your area is still open, and what each lead will cost you.

  3. If there isn't enough work near you to make it worth it, we tell you that too.

No hard sell. Nothing to sign on the call.
