Janitorial and commercial cleaning leads in Washington

Yes. LeadWharf finds exclusive janitorial and commercial cleaning leads in Washington State, from Seattle and the Eastside to Tacoma, Everett, Olympia, Vancouver and Spokane. You pay per lead that passes all three checks, and your territory goes to no other company.

Washington splits in two at the Cascades. West of the mountains, the Puget Sound region packs tech campuses, ports, military bases and hospitals into a long, traffic-heavy corridor. East of them, Spokane, the Tri-Cities and Yakima serve a drier, more agricultural part of the state. We build your territory on the side you work and around the cities your crews can reach in real traffic, then find the facility managers and owners there who want recurring cleaning.

The local market

Where the cleaning contracts are in Washington

Seattle's commercial core runs from downtown through South Lake Union, where Amazon's headquarters campus and a large biotech and research cluster sit, up to the University of Washington and its medical center. Across Lake Washington, Bellevue has grown into a second downtown of office towers, and Redmond holds Microsoft's main campus. These are big buildings with big cleaning contracts, but they are surrounded by a far larger number of smaller offices, clinics, dental practices and shops that buy cleaning on their own.

North and south of Seattle, the picture changes. Everett has Boeing's widebody assembly plant and Naval Station Everett. The Kent Valley, between Seattle and Tacoma, is one of the largest warehouse and distribution areas on the West Coast, and the Port of Tacoma and Joint Base Lewis-McChord add industrial, military and contractor buildings to Pierce County. Olympia brings state government, and Vancouver, across the Columbia from Portland, has its own growing office and medical market.

East of the Cascades, Spokane is the regional center for medical care, higher education and government, with Fairchild Air Force Base to the west of the city. The Tri-Cities are shaped by the Hanford Site cleanup and the Pacific Northwest National Laboratory, and the Yakima and Wenatchee valleys run on fruit packing and agriculture. Most cleaning companies here build their route on one side of the mountains and stay there.

What changes through the year

Western Washington's long rainy season, from fall into spring, means wet entrances, muddy parking lots and a steady need for carpet extraction and walk-off mats. Late summer can bring wildfire smoke from both sides of the Cascades, which loads HVAC filters and leaves dust on surfaces. East of the mountains, winters are colder with more snow and salt. The fruit harvest keeps packing houses in Yakima and Wenatchee running hard from summer through fall.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

01

It is in your area

The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.

02

They want regular work

They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.

03

You get the person who signs

A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.

Miss one and it is credited · No argument, no invoice to dispute

Questions

Questions, answered.

Still not sure? Write to hello@leadwharf.com and a real person will get back to you.

Can I get leads only on the Eastside?

Yes. Bellevue, Redmond, Kirkland and Issaquah can be your whole territory if that is where your crews work. Every lead you get is for a building inside that area.

Do you cover Spokane and Eastern Washington?

Yes. Spokane and the surrounding area, including Spokane Valley and Coeur d'Alene in Idaho if your crews go there, can be set up as their own territory. The Tri-Cities can be a separate area as well.

Can I target the warehouses in the Kent Valley?

Yes. We look for operations and facility managers at distribution buildings in Kent, Auburn, Renton and Sumner who want recurring cleaning of offices, breakrooms, restrooms and floors, at the frequency you set.
