Janitorial and commercial cleaning leads in Manitoba
Yes. LeadWharf sends exclusive janitorial and commercial cleaning leads across Manitoba. Most of the work is in Winnipeg, and we also run campaigns for Brandon, Steinbach, Portage la Prairie, Thompson and the towns around them. You pick the area, and each lead is a decision-maker who wants regular cleaning, sent to you and nobody else.
Manitoba is a one-city province in a way few others are. Winnipeg holds well over half the population and most of the offices, hospitals, warehouses and head offices, and it sits at the center of the country's rail and trucking network. Brandon anchors the southwest with agriculture, a university and health services. The rest of the province is farms, lakes and northern communities spread across a very large area, so a Manitoba territory usually starts with Winnipeg and adds towns from there.
The local market
Where the cleaning contracts are in Manitoba
Statistics Canada counts 344 janitorial service locations with employees in Manitoba in its December 2025 business register, and 44,119 business locations with employees overall. The 2021 Census counted 1,342,153 Manitobans, with 834,678 in the Winnipeg metro area and 51,313 in the city of Brandon. That concentration makes the province simple to plan: a Winnipeg-based cleaning company can reach most of the province's commercial buildings in a short drive.
Winnipeg's economy is broad rather than dominated by one sector. Insurance and financial companies, provincial government, Crown corporations, health care, aerospace manufacturing and transportation all employ large numbers of people. That shows up as downtown towers around Portage and Main, the Health Sciences Centre and other hospital campuses, the aerospace and manufacturing plants near the airport, and the CentrePort Canada logistics area on the city's northwest edge. Outside Winnipeg, Steinbach and the southeast have manufacturing and a growing service base, and Brandon has food processing and agricultural business.
Because the province is small in number of buildings compared with Ontario or Quebec, an exclusive territory here can cover a lot of ground. That makes a locked area more valuable, not less. We talk through the size of your patch honestly on the call.
What changes through the year
Manitoba has some of the coldest winters of any major Canadian province. From November to March, snow, salt and sand come in on every boot, and entrances and floors take a beating that shows by spring. Spring melt brings mud, and in flood years, water cleanup along the Red River valley. Summer is short and busy for window washing, exterior work and floor refinishing before the cold returns. Schools and universities schedule deep cleans around the September start.

The standard
Three checks. Every entry.
This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.
It is in your area
The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.
RequiredThey want regular work
They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.
RequiredYou get the person who signs
A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.
RequiredQuestions
Questions, answered.
Still not sure? Write to hello@leadwharf.com and a real person will get back to you.
Can my territory be all of Winnipeg?
Yes. You can take the whole city or a set of neighborhoods, and add surrounding towns like Selkirk or Steinbach if your crews reach them. The area is locked to you while you are with us.
Do you reach buildings in the CentrePort area?
Yes. We can aim your campaign at the warehouses, trucking terminals and industrial buildings in and around CentrePort, as well as offices anywhere else in the city.
Can you find leads in Brandon and western Manitoba?
Yes. Brandon and the towns around it can be a territory on their own or added to a Winnipeg area. We will look at the building count with you before we start.
