Airbnb cleaning leads from hosts who need a turnover team

Airbnb cleaning leads from LeadWharf are short-term rental hosts, co-hosts and vacation rental managers in your area who want a turnover cleaning team at the volume you set, and you reach the person who books the cleaner. Each short-term rental cleaning lead goes to one company only, and you pay per qualified lead.

Updated

A short-term rental host has a clock. The guest checks out, the next guest checks in, and in between the home has to be cleaned, restocked, laundered and checked for damage. A cleaner who misses the window costs the host a review. That is why Airbnb cleaning leads are worth so much when they bring a host who wants a reliable team for every turnover, not just a one-time clean.

We find short-term rental hosts and managers across your area, reach out in your company's name, and send you the ones who want a turnover team at the volume you want. Nobody else receives them.

What is an Airbnb cleaning lead?

An Airbnb cleaning lead is a host, co-host or rental manager who wants cleaning for a short-term rental and has told a cleaning company the property, the number of listings, the services needed and when they want to start. The same applies to Vrbo and other platforms. A LeadWharf lead also gives you the name of the person who books cleaners and a direct phone and email.

Who hires short-term rental cleaners?

  • Self-managing hosts. Owners with one or a few listings who used to clean themselves or relied on a friend. They want someone dependable.
  • Co-hosts. People who manage listings for owners, often across several properties.
  • Vacation rental management companies. Firms with a portfolio of homes in one market. They often use several cleaning teams and replace underperformers.
  • Corporate housing and serviced apartment operators. Furnished units rented for weeks or months, with cleans between stays and weekly service during them.
  • Owners of second homes. Properties rented in season and needing a clean before the owner arrives.

How the three checks fit STR turnovers

Turnover cleaning is recurring by design, so the checks work naturally:

  1. In your area. The listings sit inside the area your team can reach between checkout and check-in. For STR work, travel time is the tightest constraint of any cleaning trade.
  2. At your volume. The host or manager wants ongoing turnover cleaning, at the number of listings or turnovers you set. If you want deep cleans or pre-season cleans too, that can be part of it.
  3. The person who books cleaners. The owner, co-host or operations manager. Not a guest, and not a relative who has no say over the calendar.

A lead that misses a check is credited. How it works explains the steps.

How does seasonality work in short-term rentals?

It depends on the market, and that matters when choosing an area:

  • Beach and lake markets. Summer is intense, sometimes with turnovers every day at a single property. Off-season can be very quiet.
  • Ski and mountain markets. Winter peaks, with a shorter summer season.
  • Cities. Steadier through the year, with spikes for events, conventions and holidays.
  • Everywhere. Holidays and long weekends bring spikes in same-day turnovers.

The time to win a host is before their busy season, when they are building their cleaning team. Leads that land a month or two before peak are the ones that fill your summer or winter.

How are STR cleaning services priced?

Turnover cleaning is usually priced per clean, set by the size of the property (bedrooms and bathrooms), with add-ons for laundry, restocking, hot tubs and extra checks. Some managers pay a monthly retainer for guaranteed availability. Deep cleans are priced separately and scheduled a few times a year.

Hosts pass much of the cost on to guests. Airbnb lets hosts set a cleaning fee as a flat fixed fee per booking, and hosts can set a lower fee for short stays of one or two nights (Airbnb Help Center). Understanding how a host sets their cleaning fee helps you price in a way that makes sense for their listing.

How do exclusive leads compare with STR cleaning marketplaces and host groups?

STR cleaners usually find hosts through cleaning marketplace apps built for turnovers, host groups on social media, referrals from co-hosts and property managers, and general home service platforms. Apps give hosts an easy way to post jobs, and they can fill a calendar, but they often put you in a queue with other cleaners and shape the price. Host groups work but take time and luck.

An exclusive lead is a host or manager who has told us they want a team, sent to you alone. You set your own price and you own the relationship. For more, see exclusive vs shared leads and what is pay per lead.

What should a turnover clean include?

A host judges a cleaner on the next guest's first five minutes, so the standard is closer to a hotel room than a house clean. A turnover checklist that wins accounts usually covers:

  • Beds and linens. Strip, launder or swap, and make every bed to the same look shown in the listing photos.
  • Kitchen reset. Dishes washed and put away, appliances wiped inside, the fridge emptied of anything the last guest left.
  • Bathrooms. Hair, soap scum and towels are the three things reviews mention most often. Towels folded the same way every time.
  • Restock. Toilet paper, soap, coffee, trash bags, and whatever the host promises in the listing.
  • Staging. Furniture back in place, remotes and guidebooks where the photos show them.
  • Inspection and report. Photos of every room, notes on damage, missing items or maintenance issues, sent before the next check-in.

The report is the part hosts value most, because it protects them. If a guest breaks something, a timestamped photo set from the cleaner is often the first evidence the host has. A cleaner who sends it without being asked becomes very hard to replace.

Build your checklist around the listing, not a generic house clean. Two hosts with the same floor plan can have very different standards, and the lead tells you which one you are talking to.

Which Airbnb cleaning leads should you want most?

  • Managers with portfolios. One relationship, many listings, turnovers every day.
  • Hosts with frequent turnovers. Short stays in popular areas mean more cleans per month.
  • Properties clustered together. Several listings in one building or street make routing easy.
  • A current cleaner problem. Missed turnovers, bad reviews citing cleanliness, damage not reported.
  • Full service needs. Laundry, restocking, inspections and maintenance reporting add value and make you harder to replace.

How do you turn a host into a regular account?

  1. Respond fast. Hosts are used to quick replies. Call the same day.
  2. Ask to see the listing. Photos, bedroom count, and guest reviews tell you the standard to meet.
  3. Offer a trial turnover. One clean with a photo report often wins the whole calendar.
  4. Show your system. Calendar sync, checklists, photo reports, damage notes and restocking logs.
  5. Plan for the busy days. Explain how you cover same-day turnovers and backup staff.

Many STR cleaning companies also do regular house cleaning. Residential cleaning leads covers that side. For larger hospitality work, see hotel cleaning leads.

What you pay

A one-time setup, then a flat fee for each qualified lead. Nothing monthly and nothing to sign up for long term. The price depends on your area and we give it on a call. Book a call before the next season starts.

The standard

Three checks. Every entry.

This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.

Who is the best buyer for short-term rental cleaning?

Property management companies that run many listings usually offer the most volume, since one relationship can mean turnovers every day. Individual hosts with one or two listings are easier to win and often pay well for reliability. We target the mix you want.

Can I choose leads by number of listings?

Yes. You can set the second check around volume, for example hosts or managers with a minimum number of listings, or around a specific area such as a beach town or a downtown district. Every lead is held to that.

Do STR cleaning leads include laundry and restocking?

They include what the host has asked for. Many want turnover cleaning plus linens, restocking of consumables, and a photo report. Knowing that before you call lets you quote a full service package instead of a bare clean.

Who decides on the cleaner for a vacation rental?

For a self-managed host, the owner. For a managed property, it is usually the operations manager or owner of the management company, sometimes a co-host acting for the owner. We confirm who books cleaners before sending the lead.

Can I get Airbnb cleaning leads in a seasonal market?

Yes. In beach, lake and ski markets, the best time to sign hosts is before the season, when they are planning their turnover team. We plan the campaign around your local calendar.
