Janitorial and commercial cleaning leads in Minnesota
Yes. LeadWharf finds Minnesota buildings that want a new commercial cleaner on a regular schedule, checks that the contact can sign off, and sends the lead to one company only. Most demand sits in the Twin Cities, but Rochester, Duluth and St. Cloud each support their own cleaning market.
Minnesota is home to several large corporate headquarters, and the offices, labs and campuses that go with them. Target is based in downtown Minneapolis, 3M in Maplewood and Medtronic's operational headquarters in Fridley. Around those names sit thousands of smaller offices, clinics and warehouses. Whether a building has one tenant or fifty, we look for the person who hires the cleaner and ask whether they want to change.
The local market
Where the cleaning contracts are in Minnesota
Downtown Minneapolis is built around its skyway system, which links dozens of blocks of offices, hotels and retail at the second floor. Skyway buildings carry heavy foot traffic all winter, and the shared corridors, food courts and restrooms are cleaned on tight schedules. Downtown St. Paul has the State Capitol complex, state agencies and insurance and health offices. The suburbs split into corridors: I-494 through Bloomington, Edina and Eden Prairie for offices, and the northern and eastern suburbs for manufacturing, medical device firms and distribution.
Rochester is shaped by Mayo Clinic, which dominates the city's economy and supports hotels, clinics, research labs and suppliers around it. Medical cleaning in Rochester follows strict standards, and outside firms that serve Mayo's orbit need crews who can work to written protocols. Bloomington has the Mall of America and the hotel cluster near Minneapolis St. Paul International Airport. Duluth has the port, Essentia Health and St. Luke's, and the University of Minnesota Duluth campus.
Greater Minnesota adds regional hubs. St. Cloud has St. Cloud State and CentraCare. Mankato and Moorhead have universities and agricultural business. Food processing and manufacturing plants are scattered along I-94 and US-169. In 2023 Minnesota had 1,391 janitorial services establishments employing 16,329 people. Many buildings in the metro are already under contract, so the leads worth having are the ones where the owner or manager has said they want out of their current arrangement. That is the conversation we look for.
What changes through the year
Winter defines Minnesota cleaning. From November to April, salt and sand get tracked through every entrance, and skyway corridors carry more foot traffic because nobody wants to walk outside. Floor care, carpet extraction and entry mat programs peak in these months. Spring thaw brings mud and a round of deep cleans. The State Fair in late August and the university calendar drive short spikes in St. Paul and around campus.

The standard
Three checks. Every entry.
This is the whole product, and you can hold us to every line of it. A lead is only charged once all three are true. Miss one and it is credited, with no back and forth.
It is in your area
The building sits inside the service area you draw for us. Not the next metro over, and not a two hour drive at six in the morning.
RequiredThey want regular work
They have told us, in their own words, that they are looking for recurring cleaning at the frequency and job size you set. Not a maybe, and not somebody collecting quotes for the fun of it.
RequiredYou get the person who signs
A named decision-maker with a direct line to them. Not a receptionist taking a message, and not a general inbox nobody reads.
RequiredQuestions
Questions, answered.
Still not sure? Write to hello@leadwharf.com and a real person will get back to you.
Can I get leads only in the Minneapolis skyway buildings?
Yes. You can set your area to downtown Minneapolis and ask for office and mixed-use buildings in the skyway network. Leads outside that area fail the first check and are credited.
Do you find leads around Mayo Clinic in Rochester?
Yes, if Rochester is in your patch. Clinics, labs, hotels and suppliers around Mayo all hire cleaners, and we look for the manager who decides for each building.
Can a company in Duluth get leads for the Iron Range too?
Yes. You draw the area, so it can include Duluth plus Hibbing, Virginia and other Range towns. We only count leads inside the line you set.

What happens on the 30-minute call
You tell us your area, the buildings you want, and the smallest job worth sending a crew to.
We tell you if your area is still open, and what each lead will cost you.
If there isn't enough work near you to make it worth it, we tell you that too.
No hard sell. Nothing to sign on the call.
